Lisa’s initial step with her buyer clients is to identify such parameters as location, price, size, and amenities of the desired property. Next, assuming the buyer is not going to pay cash, she helps her clients get prequalified for a loan and makes sure they understand their purchase power.

Before Lisa shows potential properties to her buyers, she previews the properties herself and encourages her clients to drive by the outside of the property to ensure their interest. Lisa does not let her clients view properties alone and educates them on their options in making a purchase offer to a seller. She is a very good negotiator, works diligently to get the best possible deal for her clients, and pays attention to both the obvious deal points such as price, but also such non-obvious issues as including a home warranty in the transaction.

When her buyers get their offers accepted by a seller and escrow is opened, Lisa is engaged with the escrow officer to ensure an efficient and successful closing. She personally arranges for and participates in the home inspections and is diligent about receiving and dealing with any seller disclosure items.

She is the realtor and not the loan agent. But Lisa often will get involved with her clients’ lenders to facilitate the transaction and help them make the deal happen. Unlike many agents, she personally attends all escrow signing meetings with her clients so that all questions and/or issues are handled. And even after her clients have assumed ownership of the property, Lisa remains involved with her clients should future questions and/or any issues arise.

Securing a Pre-Approval

A mortgage pre-approval demonstrates that you are a serious and credible buyer, and helps determine how much you can afford. Lisa Corren Real Estate connects you with a local home loan specialist who checks your credit, verifies your income, and pre-approves you for a loan.

To receive pre-approval, you will need to supply any required documents, including income information, tax returns, bank statements, a valid form of identification, and your Social Security number for a credit check. Pre-approval can typically take anywhere from one to five business days, depending on your lender’s process.

Finding a Home

From neighborhoods and school districts to the number of bedrooms and other amenities, we select prospective homes based on your price range and goals. On viewing day, we visit 5 or 6 homes that align with your needs.

Making an Offer

Once you’ve found the perfect home for your family, we research recent comparable home sales in the area to determine a fair selling price. Based on the fair market value, we structure an offer and negotiate to help you get the very best deal possible.

Closing on Your New Home

After your offer is accepted, the real work begins to get home closing process begins. During this period, we schedule home inspection of the property. After inspection, we prepare your requests for any repairs and renegotiate with the seller if anything needs to be fixed. Once contingencies are released, we refer you to a local title company to manage the paperwork process. The last step is the final property walk-through, and transferring ownership to you. When the seller receives the check, you receive the keys to your new home.
